Project Overview

The City of Detroit is seeking proposals from qualified entities for the purpose of developing multi-family housing on a 1.1 acre vacant site in Brush Park at the corner of Brush St and Watson St (418 Watson). The development site is located under a mile and a half from the heart of Downtown Detroit, sits north of the City Modern development and west of Eastern Market. 

The design of the site should adhere to Historic District Commission's Elements of Design for the Brush Park Local Historic District and the upcoming Brush Park Form Based Code. The Planning and Development Department along with City Planning Commission has been working with stakeholders, developers, and the community within Brush Park to create a form-based code for the area. As part of the zoning ordinance, form-based code seeks to streamline and regulate development while creating a predictable framework and vision for the neighborhood.

This Request for Proposals is intended to retain an experienced and qualified developer who will submit a contextually appropriate and financially feasible plan for a mixed-income development project that contains at least 100 multi-family residential units and required parking spaces.
